Different surfaces need different pressure

Concrete takes real pressure. Siding does not, and wood definitely does not. The damage you see on houses where someone rented a machine for a weekend — etched concrete, fuzzy splintered decking, water driven up behind the siding — all comes from using driveway pressure on everything.

We match pressure, nozzle and technique to the surface, and use soft washing with cleaning solution where pressure alone would do harm. On wood, blasting it just raises the grain and leaves it worse than before.

Best done before painting or staining

If you're planning to stain a deck or paint the exterior this year, washing first isn't optional — it's the first step of the prep. Coating over embedded dirt and mildew is a guaranteed early failure.

Bundling makes sense here. We wash, let it dry fully, then finish. One crew, one schedule, no coordinating between two contractors who each blame the other.

What Drives the Price

We don't publish flat rates, because a number quoted without seeing the job is either padded to cover the worst case or it's going to change later. Neither is fair to you. Here's what we're actually looking at when we price it:

• Square footage of the surface
• Surface type and how gently it must be handled
• Degree of staining — oil and rust need pretreatment
• Water access on site
• Whether it's part of a larger paint or stain job

Straight Answers

Will it damage my siding or deck?

Not the way we do it. Siding and wood get lower pressure and cleaning solution rather than brute force. The horror stories all come from one pressure setting used on everything.

Can you get oil stains out of concrete?

Usually much better, sometimes completely. Fresh oil comes up well with degreaser and hot treatment. Oil that soaked in years ago has penetrated the concrete and will likely lighten rather than vanish. We won't promise you a miracle.

Do you need my water?

Yes, an outside spigot is typical. We bring hose and equipment; you just need a working hookup.

How long does a driveway take?

Most residential driveways are a couple of hours. Whole-house siding plus flatwork is usually most of a day.
