What clogged gutters actually cost you

A blocked gutter doesn't just overflow. Water runs down behind it into the fascia and soffit, which rots. It sheets down the siding, which stains and eventually fails. And it dumps straight against the foundation, which is where the expensive problems start.

In Colorado there's a fourth issue: ice. Water that can't drain freezes in the gutter and at the roof edge, and ice dams back water up under the shingles. A few hundred dollars of prevention against several thousand in repair is not a close call.

Twice a year in this part of the metro

Centennial, Southglenn and the older established neighborhoods have mature trees, and mature trees fill gutters. Spring after the seed and blossom drop, and fall after the leaves come down, is the right cadence for most of those properties.

Newer subdivisions in Parker and Castle Rock with smaller trees can often get by with once a year. We'll tell you which you are rather than selling you a second visit you don't need.

What Drives the Price

We don't publish flat rates, because a number quoted without seeing the job is either padded to cover the worst case or it's going to change later. Neither is fair to you. Here's what we're actually looking at when we price it:

  • Linear footage of gutter
  • Single story versus two story
  • Roof pitch and access difficulty
  • How much debris has built up
  • Whether gutter guards need removing and reinstalling

Straight Answers

How often should I have it done?

Twice a year under mature trees, once a year in newer neighborhoods with less tree cover. After a big windstorm is worth a look regardless.

Do gutter guards mean I never clean them?

No. Guards reduce how often, they don't eliminate it. Fine debris still gets through and builds up, and guards themselves can clog on top. Anyone who tells you it's permanently maintenance-free is selling guards.

Will you tell me if something's wrong?

Yes, with photos. We're already up there. If the fascia is soft, a seam is leaking or a section is pulling away, you'll hear about it — along with whether it's urgent or something to watch.

Do you do repairs too?

Minor ones, yes — resecuring hangers, resealing seams, reattaching downspouts. Full gutter replacement is a specialty install and we'll refer you out for it.
