Flooring is won or lost on the subfloor

Click-lock flooring is unforgiving about what's underneath it. A subfloor that's out of level produces soft spots, gaps that open at the seams and that hollow click when you walk across the room.

So we check level first, deal with what we find, and lay proper underlayment — which handles moisture and sound as well as minor variation. We also leave the expansion gap at the walls that the instructions call for and most rushed installs skip. Floors expand and contract; a floor pinned tight to the wall buckles.

The finish work is what people notice

Anyone can lay a field of planks. What people actually see is the edges: how the trim meets the floor, how the transitions between rooms sit, whether the cuts around door casings look intentional or hacked.

That's where the woodworking side comes in. We undercut door casings so the plank slides underneath instead of being scribed around, we mitre trim properly at corners, and we build shelving and built-ins to fit the actual wall rather than the wall as it should have been framed. Nothing in an older Colorado house is truly square — the job is making it look like it is.

What Drives the Price

We don't publish flat rates, because a number quoted without seeing the job is either padded to cover the worst case or it's going to change later. Neither is fair to you. Here's what we're actually looking at when we price it:

• Square footage and room layout
• Subfloor condition and how much prep it needs
• Number of rooms, doorways and transitions
• Whether old flooring has to come out and be hauled
• Trim scope — new baseboard versus reusing existing
• Stairs, which are labor-intensive

Estimates are free, there's no obligation, and you get the number before any work starts.

Straight Answers

Do you remove the old flooring?

Yes, including haul-away. Carpet and pad come out easily; glued-down vinyl and tile take longer and cost more to remove.

Laminate or luxury vinyl plank?

LVP is fully waterproof and better for basements, kitchens and bathrooms. Laminate often has a more convincing surface texture and can be cheaper. For anywhere that might see water, we recommend LVP.

Can you do it in one room at a time?

Yes. Plenty of people do a room a year. Just tell us if you want to match later — and buy an extra box or two now, because product lines get discontinued.

Do you build custom shelving?

Yes, and it's some of our favorite work. The laundry room built-ins on our work page replaced sagging particleboard shelving — built to fit the actual space, painted, with lighting added.
